KTJ negotiated an RDA to create a new transit-oriented residential property, called the “The Grove". The property was the site of the former 30-acre Holy Cross/Mother Guerin High School campus, and other vacant lots near the Village’s downtown corridor and Metra station.

The project includes 370-unit high-end residential townhomes, apartments and age restricted units, with various amenities, considerable public infrastructure improvements including green areas, street improvements, parking facilities a public park. The property was previously vacant for several years, and its proximity to the River Grove Metra station, just steps away, makes it a true transit-oriented development in the heart of River Grove. The Grove is a $125M+ project, with TIF incentives for site acquisition and demolition.
